When environmental due diligence timelines are tight, using the right investigation strategy becomes critical.

In a Brownfield redevelopment project, Phoenix Environmental demonstrated how high-resolution site characterization guides clients to move forward with confidence. By implementing Beacon Passive Samplers into their Phase II ESA strategy, Phoenix was able to rapidly characterize a complex industrial property site while maintaining the client’s accelerated transaction timeline.

Beacon’s time-integrated passive sampling technology is specifically designed tostreamline site investigations and remediation efforts by delivering accurate, defensibledata quickly.

As Jeffrey L. Paetz, EP, PG, Ohio VAP CP#315, President and Owner of Phoenix Environmental, shared:

“By going with passive soil gas sampling, Phoenix Environmental saved our client $100,000 and completed the evaluation within a rapidly closing due diligence window. It was great collaborating with Beacon Environmental, and we truly appreciated their help and support before, during, and after the investigation. We definitely look forward to working with them again!”

This project is a strong example of how passive soil gas sampling allows consultants to rapidly identify source areas, assess potential migration pathways, and strengthen the conceptual site model with actionable data. By partnering with Beacon, their client was able to make faster, better-informed decisions while avoiding unnecessary spending.

At Beacon, we are proud to support partners like Phoenix Environmental with responsive technical expertise, accredited laboratory services, and proven passive sampling technologies that help environmental professionals characterize sites with greater confidence and efficiency.
